Bob Evans Redevelopment

In October 2017, Crosland Barnes Group acquired 23 Bob Evans sites. CBG closed on this acquisition in 62 days and has successfully repurposed/ redeveloped all of the former Bob Evans buildings with tenants such as McAllister’s Deli, Panera Bread, IHOP, Chipotle, Splash in Car Wash, Zoe’s Kitchen, and First Watch Cafe. Upon liquidation by 2022, full disposition value is expected to exceed $54,000,000.

Murphy USA Development Portfolio

Crosland Barnes Group developed 35 Murphy USA Gas Station/Cstore sites. This project involved land acquisition, entitlements, zoning, ground-up construction, and disposition, totaling 35 sites in over 12 states. All were developed adjacent to Walmart Supercenters; this strategy has proven successful for Murphy. The total disposition value of all 35 sites was $53,000,000.

Empire Petroleum Sale-Leaseback Portfolio

In 2017, Crosland Barnes Group conducted a sale-leaseback with Empire Petroleum Partners. This transaction involved 5 existing Gas/C-store locations operating as 7-Eleven in the Dallas trade area. In addition to standard transactional requirements, Crosland Barnes Group remediated environmental challenges and liquidated the sale-leaseback portfolio for $17,000,000 in 2017.
